About the TSDA

The Queensland Government has recently established the Townsville State Development Area (TSDA) to provide land close to the Townsville Port for industrial development. The Government has declared Townsville to be the new industrial development centre of Queensland.

The TSDA has been designed to assist the Townsville region in achieving its potential as a major minerals processing centre, capturing the value-adding opportunities from the surrounding mining areas and generating significant new investment, economic growth and employment for the region and the State.

The TSDA offers almost 5,000 hectares for various purposes:

Heavy Industry Precinct: Accommodates existing and future large scale development of regional and national significance. This precinct will be protected from inappropriate or conflicting uses.

Transport Industries and Medium Industry Precinct: Provides land for existing rail and road operations and caters for future industries compatible with existing operations.

Low Impact and Light Industry Precinct: Supports the establishment of light industrial, warehouse and transport related industries that complement industries located in the heavy industry precinct. This area will be protected from encroachment by incompatible developments.

The TSDA has been located in an area south of Townsville with excellent proximity to the Port and key transport networks. The TSDA includes an environmental buffer zone to prevent residential encroachment into the area and air-shed modelling has been established to ensure adequate pollution controls are in place.

Townsville Port Access Corridor

The Townsville Port Access corridor runs through the TSDA, directly linking the Flinders and Bruce Highways to the Port of Townsville, greatly improving transport efficiency in and out of the Port of Townsville. The corridor will cater for road and rail transport as well as pipeline and conveyor access. The Port Access Corridor has important benefits for the Port of Townsville; it will connect the TSDA directly to the Port providing companies locating within the TSDA highly efficient transport opportunities and it safeguards landside transport links to ensure that commodities can freely move to and from the port, ensuring that adjacent residential and commercial areas are not subject to unacceptable environmental impacts and risks.

The Port Access Corridor is a two stage project totaling 10km: Stage One: (Stuart Bypass) – will be a 2.5km road linking the Flinders Highway to the Bruce Highway Stage Two: (Eastern Access Corridor) – will include a 7.5km road linking the Bruce Highway to the Port.
